The Foundry is where bold creativity and daring ideas take shape. In the core of the Sweetheart City, The Foundry will be a work of art in its own right providing a strong foundation for the revitalization of Loveland’s historic downtown. Three city blocks will soon transform into a movie theater, apartments, a hotel, retailers, a community plaza, and parking in downtown Loveland. 

The Foundry will transform three city blocks in the heart of downtown Loveland into an epicenter of entertainment. The project will include a hotel, two mixed-use buildings, a theater, a community plaza, and a parking garage. Each of the mixed-use buildings will have retail and multifamily components providing much sought-after retail space along Cleveland and Lincoln avenues as well as 155 urban living units.

The Foundry - UPDATE october 1, 2017 to october 7, 2017

Sitework and Buildings:

  • Stair A-0 poured and stripped L1-L2.
  • Elevator core walls poured and stripped L1 to L2.
  • Remainder of columns poured and stripped L1-L2 deck in area A.
  • Shoring for level 2 deck going up in area A.
  • Backfill complete along east wall of Cleveland Building.
  • Shoring and decking complete for area B level 1 deck, rebar has begun on east half and penetrations are being installed on the west.
  • Wet well pours complete and stripped, working on backfill in this area.
  • Northeast corner walls of parking garage have been poured and stripped. One side of form going up on south wall.

Environmental:

  • Construction dewatering continues
  • with regular sampling.
  • Starting to pull dewatering system
  • out around wet well.

Right of Way:

  • No work completed this week.

Other:

  • Drone flight for site photos was done on 10/06/17, no issues to report.

Upcoming work:

  • Paseo structural deck pour.
  • Level 1 Cleveland Building south deck pour.
  • Level 2 Cleveland Building shoring north side.
  • Parking garage south side foundation wall.

 

The Foundry - UPDATE September 24, 2017 to September 30, 2017

Sitework and Buildings:

  • 12 Columns were poured on north side of Cleveland Building.
  • Wet well walls have been poured, once forms are stripped they will begin to form deck to pour this weekend.
  • Concrete poured at northeast corner of parking garage (Wall Pour #12).
  • Installing formwork and rebar at stair A-0.
  • Installing formwork at stair B-0 and elevator B03
  • Installing shoring on the east half of south side deck of the Cleveland building.
  • Install waterproofing and drainage mat on the east side of Cleveland building.

Environmental:

  • Construction dewatering continues with regular sampling.
  • Individual permit prepared for garage dewatering system.
  • Tracking pads look to be working and have street sweeper cleaning streets.

Right of Way:

  • No work completed this week.

Other:

  • Received Cleveland vertical construction permit on 09/28/17

Upcoming work:

  • Backfill wet well.
  • Installation of south wall of parking garage.
  • Continue shoring south side of Cleveland.
  • Continue forming stair cores at Cleveland.

 

The Foundry - UPDATE September 17, 2017 to September 23, 2017

Sitework and Buildings:

  • Garage/Cleveland ground floor deck reinforcing and embeds.
  • Placement of garage B-1 level slabs on grade
  • Excavation, formwork and reinforcing for the dewatering wet well
  • Lincoln building second level framing layout.
  • Preparation for second slab placement for underground portion of garage
  • Electrical and drain piping underslab installation at garage.
  • Completed placement of concrete for ground floor of Cleveland building.

Environmental:

  • Construction dewatering continues with regular sampling.
  • Individual permit submitted for garage dewatering system

Right of Way:

  • No work completed this week.

Other:

  • Garage perimeter foundation waterproofing continued
  • Garage dewatering system design received and is under City review

Upcoming work:

  • Formwork and wall installation for south and east sections of garage lower level.
  • Installation of dewatering wet well vault foundation slab, walls and deck.
  • Continuation of second floor construction of the Lincoln Building.
  • Preparation for third B-1 level garage slab on grade and concrete placement.
  • Garage precast fabrication began September 15, 2017. Modifications to precast twin-tee fabrication have been made to accommodate pump lifting beams for de dewatering wet well. Erection is slated for late October / early November 2017.

 

The Foundry - UPDATE September 10, 2017 to September 16, 2017

Sitework and Buildings:

  • Garage/Cleveland first floor deck formwork and shoring.
  • Placement of garage B-1 level slab on grade (under Cleveland Building)
  • Excavation, formwork and reinforcing for the dewatering wet well Lincoln building second level masonry continued.
  • Preparation for first slab placement for underground portion of garage
  • Electrical and drain piping underslab installation at garage.

Environmental:

  • Construction dewatering continues with regular sampling.
  • Monitoring wells PR3, PR1 reinstalled September 8, 2017
  • Individual permit prepared for garage dewatering system.

Other:

  • Garage perimeter foundation waterproofing continued
  • Garage dewatering system design received and is under City review
  • 90% Plaza and Street review plans received; awaiting review meeting with landscape architect

Upcoming work:

  • Formwork and wall installation for south and east sections of garage lower level.
  • Installation of dewatering wet well vault matt slab, walls and deck.
  • Installation of first deck placement for first floor at Cleveland Building.
  • Continuation of second floor construction of the Lincoln Building.
  • Preparation for second B-1 level garage slab on grade and concrete placement.

The Foundry - UPDATE August 27, 2017 - September 2, 2017

Sitework and Buildings:

  • Garage foundation walls being installed along gridline A.
  • Placement of Garage lower level columns along gridlines C and D.
  • Excavation for the dewatering wet well and caisson installation began Caisson installation for the dewatering wet well began
  • Lincoln Avenue Building first floor post tensioned slab complete. Second level masonry began.
  • Dewatering pipe, fabric and filter rock installation began

Environmental:

  • Construction dewatering continues with regular sampling.
  • Planning for restoration of VCUP required monitoring wells PR3, PR1 and LC4 damaged during early phases of construction

Right of Way:

  • No work completed this week.

  • Garage perimeter foundation waterproofing
  • Garage dewatering system design received and is under City review
  • Final 100% CD set of garage plans received.
  • 90% Plaza review plans received.

  • Garage stairwells waterproofed and backfilled

Environmental:

  • Construction dewatering continues with regular sampling
  • Planning continues for restoration Brownfields/Voluntary Cleanup Plan requiring monitoring of wells that were damaged during early phases of construction

Upcoming work:

  • Formwork and wall installation for east, north and west section of garage.
  • Completion of design for garage dewatering and filtration system.
  • Installation of dewatering wet well vault caissons, walls and deck.

What will you see?

  • Caisson construction for the garage was completed.
  • Lincoln Avenue Building first floor columns are complete except remaining entry column on northeast corner.
  • Garage wall formwork began.
  • Garage stairwell and elevator mat slabs were formed; reinforcing placed.
  • Construction dewatering continues with regular sampling.

The Foundry - UPDATE August 15th, 2016 - September 2nd, 2016

What will you see? (Weeks 12 - 14)

  • The two car garage that is currently sitting on 2nd Ave will be transported off site by Powell Moving on August 14th around 2:00 AM (Traffic Notice).
  • The four car garage that is currently sitting on 2nd Ave will be transported off site by Powell Moving on August 21st around 2:00 AM (Traffic Notice).
  • The Contractor will be repairing the sidewalk on the North border of 216 E. 3rd Street (old tire center) along with minor repairs to East 3rd St.  This sidewalk will be closed from August 22 to August 26.  Traffic control measures will be in place during the street repair.   The 5 parking stalls on the North border of the 216 E 3rd property will be roped off until the work is completed.  (Traffic Notice).
  • 216 E. 3rd Street lot will be converted back into a temporary parking lot.
  • All the land in-between Opera Alley and 1st Street will be seeded for erosion control
  • Final site fencing shall be installed around the first week of September.

The Foundry - Update July 25, 2016

What will you see? (Week 10)

  • The demolition of the old tire center located at 216 E 3rd Street
  • The demobilization of the job trailer located at 216 E 3rd Street.  The DiNardo Management Group and Hudspeth will move into 320 N Cleveland Avenue for the remainder of the project.  The job trailer will be removed sometime between July 18th and July 29th.
  • The Environmental Abatement phase of the project is now complete.
  • There are no anticipated traffic control measures.

What will you see? (Week 3 - 4) DEMO!

What the public will see:

  • The Contractor will be mobilizing 1 or 2 excavators and begin work on the sanitary sewer line decommission.
  • The Contractor will continue the environmental remediation of all properties.
  • The Contractor will begin removing all the tree stumps.

There are no anticipated traffic control measures.

The Foundry - Update May 18, 2016

The KUSA-9News story on the South Catalyst project that ran three times last night. 

Reporter Dan Grossman was here in Loveland, in the wettest of circumstances, to cover the beginning of demolition/remediation as we described in a media release last week. Instead, he was mostly indoors (thanks to the rain!) with Mike Scholl at the Civic Center and Clay Caldwell at Mo Betta Gumbo.

The South Catalyst Project is underway!

The City has issued the official “Notice to Proceed” to Hudspeth and Associates, effective May 16th. 

Following are the activities that will occur in the next two weeks:

  • The contractor will be installing the perimeter fence around the construction site. 
    Please take special note of these closures and possible detours (see drawing below):
    • 2nd Avenue from Lincoln to Cleveland will be gated and closed for the duration of the project. 
    • Opera Alley from Lincoln to Cleveland will be gated and closed for the duration of the project. 
    • The perimeter fence will be set back in the 270 E 3rd Street parking lot to encompass the 12 stalls to the West and 7 additional stalls to the Southwest.  Upon completion of the demolition and asphalt repaving of the 216 E 3rd Street property, the fencing will be removed and the parking spaces will be available again.
  • The contractor will be mobilizing their job trailer to be located at 216 E 3rd Street.
  • The contractor will be mobilizing some heavy equipment.  All equipment will be kept inside their perimeter fence.
  • The contractor will be marking utility locates.
  • Consultants mobilized will include SPD Consulting (Project Manager), Pinyon Environmental, Colorado Civil Group, and SJR Environmental. 

What activities will begin?

  • The Contractor will commence the environmental remediation of all properties
  • The Contractor will start demolition of structures where no environmental abatement is required.
  • The contractor will be installing the Storm Water Management and Erosion control measures.
